Bold can be beautiful without being garish. Here's how to give your home, office or retail space a rich personality.

Choosing Colors You Can Live With

In a world where thousands of colors can be yours for just $30 a gallon, it pays to consider the advice of a reputable painting contractor or designer. Always remember that while there are thousands of paint chips at the store, there are only seven colors in the paint spectrum, meaningred, orange, yellow, green, blue, indigo, and violet. We always suggest eliminating a couple even before you go to the paint store.


Start by selecting three colors from an existing object in your home. Take a pillow from the family-room sofa, your favorite tie or scarf, or a painting—anything that conveys comfort or has an emotional connection for you or provides an inviting connection for your clients—and take that object to the paint store. Find three sample strips with those colors, and you instantly have 15 to 18 colors you can use, since each sample strip typically contains five to six paint colors. The next step is to choose one of the three paint colors as your wall color and to save the other two to be used around the room in fabric or furnishings. To choose the colors for adjacent rooms, take the same original three color sample strips and select another color. Finally, choose a fourth color that can be used as an accent: Add a little splash of that color into every room of the house—by way of a pillow or plate or artwork. It makes a connection between the spaces.

If you find yourself paralyzed at the paint store, unable to choose your color sample cards, look at the darkest color at the bottom of the strip. If you can live with the one at the bottom, you know you'll like the middle and top, but if you choose by looking at the top, lightest colors, all the cards in that category start to look the same.

Once you have your colors in hand, consider the finish you'll be using. Today's flat paints have increased stain resistance, conventional wisdom has long held that a satin (also called eggshell) finish is best for walls because it is scrubbable and doesn't draw attention to imperfections. Semi-gloss and high-gloss finishes are best used for trim or cabinetry. Keep in mind that the higher the gloss, the more sheen and the more attention you draw to the surface.

Tried and True Paint Colors for Your Walls

Some people know what general paint color they want but struggle with envisioning the exact shade. Others are just scared to commit to color because they're not sure what works best with their furniture. One of the points about paint is that the colors you may like may be very different from colors you want to live with.

Some shades translate perfectly to walls. Some, although beautiful, are better saved for fabrics or rugs. Here are some shades of popular, tried and true paint colors along with some exact colors that translate very well to walls.

Blue - A favorite choice for a bedroom is a soft sky blue with a subtle sage undertone. Blue is calming and a logical choice for slumber-inducing relaxation.  A great color choice is Benjamin Moore's Quiet Moments 1563, which is best paired with a crisp white.

Green - Long admired is the shade of green in a kitchen. It's perfectly paired with the white cabinets and does a good job of adding warmth. An excellent color choice is Benjamin Moore's Guilford Green HC-1, which is best paired with any color cabinet and it’s the 2015 color of the year.

Red - When selecting a red, we suggest a pure, fire engine red. Paint one or two walls and then throw in some more red in rugs or fabrics. Red pairs well with blue or brown as accents. A great color choice is Benjamin Moore’s Red 2000-10.

Yellow - One of the trickiest paint colors to get right is yellow. A tip for picking a yellow from a paint fan deck: Select something that looks almost beige. Yellow is always much brighter on a wall than on a paint chip. A great color choice is Benjamin Moore's Mushroom Cap 177, which adds a warm and inviting feel to any room.

Brown - A favorite neutral color for walls is brown. There are many beautiful shades of brown that are so versatile. Brown works great with orange, green, red and other neutral shades.  A perfect shade of brown is Benjamin Moore’s Saddle Brown 2164.

Gray - A soft gray with beige undertones is a very inviting color. It's a great solution for those who feel gray is too cold. Loved for its versatility, beige is also a great choice as a backdrop for an art collection. The most popular color in Benjamin Moore's color deck is Revere Pewter HC-172.

Lavender - A soft, barely there shade of this color is gorgeous and looks best with a crisp white trim. A great color mixed lavender with robin's egg blue or gray accents. Lavender-kissed walls are perfect in Benjamin Moore's Organdy 1248.

White - White is really one of the most asked-about colors. The perfect white is sought after for cabinets and trim. Undertones in white paint are important and can really shift a palette. Common Exterior Paint Issues and How to Resolve Them

House painting, especially exterior painting in a warm, high desert and dry climate such as Palm Desert is far more complex and problematic than many people are willing to tackle. Undertaking such a project yourself can prove to be worthwhile, but inspecting and coming up with a list of what needs to be done can be a daunting task. Before you start painting, you need to know how to fix the issues and what exactly is involved. Should you deem this project is just too time consuming or difficult for your own practices, you can hire a professional exterior painting contractor to get the job done right from start to finish. But let’s go over what may be involved.

Blistering

Blistering can occur just about anywhere. Blistering is when you see little bubbles around the exterior. This is likely to occur around AC units where moisture builds up. Should you detect blistering, you can scrape and sand it down back to smooth, and then coat it with a layer of primer in order to seal off the area and add a new layer of paint. If there are any cracks or loose caulk in the area, make sure to touch up these areas before painting.

Flaking

This is one of the most common problems for exterior painting. It dramatically dates the overall appearance of the home. However, it is easy to correct. Depending on the severity of the flaking and cracking, you will need to remove all of the flaking paint with a wire brush or scraper, and then sand and feather in the edges in order to provide a sound surface to paint. If the cracking is down to the substrate, you’ll need to remove all layers of paint. Once the affected area is properly prepped, you will need to protect with primer and repaint the entire surface.

Dirt Pickup

In a dry, high desert climate like Palm Desert, you’ve probably seen dirt pick-up and may not have known what is causing it. Dirt pickup occurs, usually around the corners of two joining walls, causing it to look like mold or mildew. It isn’t mildew, and it is something that can be corrected. Step 1; wash off the surface area. Step 2; clean the area with a scrub brush and a mild detergent. Step 3; wash the surface off with your garden hose. This is something you’ll want to keep an eye to prevent buildups. With proper preparation and a superior quality waterborne house paint can help cut down on this issue.

Without a doubt, color can have a big impact on how people respond to a space. From soothing blues and neutrals to bold reds and oranges, color can influence how people feel and how they perform in a space, both of which are particularly important when it comes to work spaces.

According to the International Association of Color Consultants/Designers (IACC), the right color choices can:
• Improve perception and protect the eyes from unnecessary strain
• Increase efficiency and minimize errors by reducing monotony, irritation and premature fatigue
• Improve orientation and increase safety

And, to some extent, compensate for specific problems such as noise, heat, cold, dryness, and more.

In short, yes, color matters.

DRAB IS THE ENEMY

People often worry that going too bright or too bold is a bad thing, but to be honest, drab is the enemy, too. It’s not just unattractive; it actually affects people. When they sit in a boring white or builder-beige space and there’s nothing refreshing or cozy; it’s not inspiring or pleasant to be in.

 It’s important to understand the existing space and what the clients’ goals are for the space. Is the space dark or well lit? Is it hot or cold? Are there lots of separate spaces to be defined or are they trying to create one cohesive area? Do they want the finished space to feel formal and even intimidating or do they want a fun and funky vibe? Ultimately, it’s a combination of what you are looking to create in the space and what effect you want to achieve that drives the right color choices.

COLOR AS AN ORGANIZER

Without a doubt, bland is bad. But so is adding color just for the sake of adding color.

Color is great for organizing and anchoring a space. Even in an open-floor plan design, you can use color to define spaces. Let’s say you have a long wall and along that wall you have a copy area and a kitchen. By using a different color in each of those areas, either on the walls or in the flooring, you can give order to the space. This is helpful in allowing people to feel settled, calm, and in control.

GO EASY ON THE EYES

One important factor that people often fail to consider when selecting color is light reflective value (LRV), especially in the case of offices where you have people staring at monitors all day, its particularly important to make sure whatever color you choose for the walls isn’t too reflective. It’s hard on the eyes and has a definite impact on employee productivity and their general well-being.

When selecting wall colors use caution against selecting a color incorrectly, as it can promote over stimulation. Here is an interesting point, if you notice on reality shows where people are forced to live in a house together they use multiple colors and patterns combined in each room. At first glance that’s kind of fun, but over time it actually unsettles people and creates tension. While that may be great for ratings, it’s not so great for creating a cooperative and productive workplace.

Choosing color is both an art and a science. The main purpose of an office is for people to be productive in whatever field they’re in. We don’t let a client’s commitment to a color scheme or concepts interfere with productivity. What Factors Do You Consider When Selecting a Paint Contractor to Work On Your Property?

Answer: In many ways, hiring a paint contractor is just like hiring any contractor. You should always consider warranties, references and examples of past work as well as logistical details like proof of workers’ compensation insurance, licenses, and ability to pull the necessary permits.

A property manager should have some special considerations. Because having multiple properties and various paint jobs over time, you want to be looking to establish long-term relationships with your contractors. You will want someone you can work with again and again, someone you can scale up to other, larger projects.

That’s why the first job is important. You will want to see how a painting contractor responds to your processes and how he or she fits with your company and your values.

You will want to have contractors who keep you apprised of what’s happening on a job, and let you know, right away, when a problem arises. No surprise is a good surprise.

And, of course, the quality of the work matters. Always ask about the quality and type of their paint products. Good professional painters swear by certain brand of paint and refuse to use cheap, low-quality products.

Ask about the crew a painting contractor brings to the job. Are they employees of the company, subcontractors or day laborers?  Sometimes a small company might not have enough employees on staff, you want a guarantee that the painting contractor you hire has his own people and that they will do a good job. You’re responsible for your workers, and ultimately, it’s a reflection on me. A quality painting contractor should take their work and reputation, as you do yours.

Lastly, ask about how they prepare a space for painting, do they remove things like light fixtures, door hardware, switch plates and outlet covers? Maybe for a low-end job it doesn’t matter, but for larger, more expensive jobs, you want to know that the contractors you hire pay attention to details.

A lot of people can paint, but you’re looking for craftsmen. And if they’re craftsmen, they’ll take the time to do a job well, and they know that details matter.

It’s time to paint the interior of your home, apartment complex or business facility. Chances are you don’t want to spend hours, if not days, completing the job yourself. If it only required a single coat of paint, it might be different. When it requires two, three or even four coats, this is exactly when you need to bring in a professional painter. Surface

Know Your Substrate When Painting or Repainting the Exterior of Your Home

Whether you're coating a new substrate or repainting an existing one, it pays to use the correct products and procedures. Here is a guide to coating four of today's most popular exterior surfaces.

Fiber-cement

Fiber-cement siding, a combination of Portland cement, ground sand, cellulose fiber and select additives, holds paint exceptionally well. The siding is available either un-primed or pre-primed.

If improperly treated, cement-based products can be mildew magnets. A high quality exterior acrylic masonry primer will fortify the siding's mildew and efflorescence resistance. Caulk at the butt joints and apply the finish coat.

Exterior latex coatings are the best topcoat choices for new fiber-cement siding. Because they have a substantially higher film build than conventional paints, only one coat is necessary over a primed surface – and duration is guaranteed not to peel or blister.

When repainting fiber-cement siding, pressure clean with a minimum of 2100 psi pressure to remove all dirt, dust, grease, oil, loose particles, foreign material and defective coatings. Rinse thoroughly and allow to dry. Scrape away any remaining peeled or checked paint, and sand those areas. Also sand any glossy surfaces to make them dull.

Unless the substrate is exposed, a primer is not required when repainting fiber cement. One coat of a good quality exterior latex paint is all that's needed.

Cedar Shake or Siding

Cedar shake or siding, as well as redwood, is best primed with an exterior oil-based wood primer (some regions must use a latex primer due to VOC regulations). A primer is essential – it will serve as a barrier coat to help prevent tannin bleed, a brownish or tan discoloration that can appear on a painted wooden surface. Before coating, make sure that new wood is dry enough to absorb sprinkled water before coating.

If you plan to stain the cedar, apply two coats of a solid color acrylic exterior house stain.

One note of caution: Be careful if you decide to go with a semi-transparent stain because the shade of the substrate contributes to the final color, and the finished job may not look quite like what you had planned. It's a good idea to test the stain in an inconspicuous place before applying to the entire surface to make sure it will produce the color you want.

Another bit of advice: An acrylic solid color stain will offer best results for heavily knotted wood, as semi-transparent stains will not hide the knots completely.

If the cedar has never been painted or stained but has been exposed to the elements for more than 60 days, evaluate the level of decay before proceeding. Any loose, fibery, gray-looking areas should be lightly abraded prior to coating.

Aluminum Siding

Aluminum siding should be power washed with the correct detergent to rid the surface of chalk, oil and other foreign materials prior to painting.

Unless it has a super-slick surface, aluminum siding rarely needs to be primed. Simply apply one coat of a good quality exterior latex paint by either brushing, spraying or rolling. Unless the surface is bent or damaged, you can achieve a terrific, factory-finished look.

Brick

The trick with painting or repainting brick is to power-wash or clean the loose powdery surface well enough without destroying it. This will minimize efflorescence problems later on.

The condition of the substrate is critical when painting or repainting. Brick or mortar cracks will telegraph through the topcoat and should be repaired with patches and sealants prior to painting.

Note: Brick should be allowed to weather for at least a year and then wire brushed to remove efflorescence.

Prep Makes Perfect

Paint failure is generally a symptom of poor surface preparation. Thoroughly cleaning the surface assures proper bonding of the paint and helps you get the most from your topcoat. Other considerations:

Old paint: Make sure glossy surfaces of old paint films are clean and dull before repainting.

Wood rot: Fix the water or moisture problem before painting. You may want to call a carpenter.

Efflorescence: If you see white fluffy deposits of salt crystals on the surface, scrub them off before painting.

Mildew: If there is the appearance of dirt even after washing, chances are there is mildew on the surface. Scrub with a solution of one part bleach and three parts water. (Wear rubber gloves and eye protection.) Allow to stand on the surface for 10 minutes, then rinse thoroughly. Repeat as necessary. Allow the surface to dry for 48 hours before painting.

Weather: Never paint immediately after a rain, when rain is predicted or during foggy weather. As a general rule, humidity should be no more than 85 percent. Avoid painting when temperatures rise above 90° F or fall below 50° F, unless the products are designed to be used under those circumstances.

HOA Guide to Painting: How to Choose the Best Color and the Right Painting Contractor

Improper planning can make an association's repainting project time consuming and costly. Avoid this frustrating process by becoming well-informed on the ins and outs of the painting process.

Whether you're a board member or a management company, every painting project begins with two questions:

Why are we painting? Painting protects the assets of the association from the elements while providing esthetic appeal, which enhances the living experience for homeowners and maintains or increases the value of the property.

When do we paint? A paint film loses its elasticity over time, meaning painting should be performed before the exterior surfaces show signs of deterioration (surfaces with defects such as split wood balcony caps or checked plywood siding should be a painting priority, especially if the rainy season is approaching). For the long-term condition of substrates, painting should be based on a regular schedule. For wood that means every 4-6 years, and for stucco that means 7-10 years, depending on exposure and the condition of the property. Failure to maintain a regular schedule will cost much more in the long run because of siding failure or worse, dry rot of the structure behind siding materials.

With the answers in hand, your HOA can begin completing the three important steps to proper planning and execution: choosing the paint product, preparing the specifications, and hiring a painting contractor. 

Choose a Color Scheme and Finish for Your HOA

The first consideration of any association painting project is color selection this is mostly based on achieving aesthetic value. Color should be pleasing to the eye and work well with the environment of the buildings and property (i.e. landscaping, brick, stone work and roof color). If you are planning to change the color palette of your association, be prepared to spend a great deal of time on this aspect of the process. Color can be very personal, and homeowners generally have very strong feelings towards the color choices of the HOA.

Lighting and Temperature Considerations

There are some basic guidelines for choosing exterior paint colors. The color you choose for your association should be formulated with tinting pigments that are suitable for exterior exposure. This will resist and protect the buildings from ultraviolet sun radiation and help preserve the HOA's most valuable asset. 

Light colors, such as tan or shades of white, impact a building's inside temperature and visual perception in a directly opposite manner than darker colors, such as burnt reds or blues. Also, light colors reduce inside temperatures as well as make a building stand out in its neighborhood, while dark colors absorb heat and can make a large building seem better proportioned to a small lot.

The climate of your location can affect the performance of the coatings. As the temperature fluctuates from hot to cold or cold to hot, the substrate below the paint film (the underlying layer) tends to expand or contract. That is when a high quality coating is recommended for optimum performance. Top quality paints are designed to produce the best looking and longest lasting result.

Types of Finish

Sheen should always be considered when selecting the exterior finish. While a flat finish is generally the sheen selected for stucco and siding, low sheen is beginning to emerge as a popular new trend. Low sheen paints offer a more vibrant appearance and provide excellent dirt release from the substrate.

Professional Consultation and Assistance

To simplify the color selection process, you may want to consider enlisting the help of an experienced and qualified painting contractor or even a professional color consultant. Each of these parties offers very useful services to HOAs, offering advice and assistance in choosing the right color and the best paint for the job.

Once you have a few color options picked out, you can ask for a paint ‘mock-up’ on the building of your favorite color scheme options. A ‘mock-up’ is an area of the building where one or more paint color options is applied and allowed to dry. This will enable viewing of the color schemes at different times of the day (morning, mid-day, evening), which often impacts the appearance of the color. A paint mock up gives the residents of the community and the decision makers (whether that be the board of directors or a management company) confidence in the selected color scheme.

Remember to start the color selection process early, at least six to twelve months prior to the anticipated start date of the project. Selecting colors in the midst of the contractor bidding process can be confusing and is inadvisable; it's best to have the paint products chosen beforehand in order to create an accurate paint specification, instead of a general Request for Proposal. 

Prepare a Paint Specification and Bid Package

You may be familiar with Requests for Proposals (RFPs) as a method for obtaining bids. An RFP is a very general request, sometimes relying on only the address of the property without any specific details. However, RFPs almost always generate unequal bids from contractors for a project, making it difficult for an HOA to make that final hiring decision.

A paint specification is a much better, more accurate alternative. This specification provides painting guidelines and product recommendations for your association's property, serving as a reference tool for both the HOA board or Management Company.

What is a Paint Specification?

A paint specification provides detailed information about preparation for specific substrates, application, color, clean up etc. and specifies what exact products will be used on the repaint: so all contractors will be bidding on the same value line product. This provides the HOA a standard to evaluate the painting contractor bids (i.e. so one contractor doesn't include standard paint in the bid while another uses premium). A specification is also a legal document, so the material must be used as directed.

The paint specification should include the following:

  • Paint Product Line–Determines the performance and longevity of the repaint. Premium lines are products engineered to offer excellent hide, color retention, and resistance to chalking and blistering. A standard line offers good performance when budget constraints are an issue.
  • Specific Primers–Includes the primers necessary for all surfaces of the building requiring primer.
  • Topcoat Sheen–Indicates the optimum topcoat sheen level for the surfaces and paint product line.

Keep in mind that Product Information (PI) Sheets and Material Safety Data Sheets (MSDS) are available on all paint products to explain the technical make-up of the product as well as to provide any special instructions.

Who Creates the Paint Specification?

The paint specification should be prepared by an experienced individual who is familiar with the HOA's project and has inspected the property thoroughly. Most qualified painting contractors should provide specifications for free.

What Should Be Included in the Specification and Bid Package?

Before preparing the specification, the manager and/or board members should address the following to the painting contractor:

  • Problem areas and/or concerns (e.g. dry rot, chalking, cracking, efflorescence etc.)
  • Any replacements involved. Will wood or wrought iron repair/replacement involved?
  • All exclusions to the project. What substrates should not be painted?
  • Specific bidding instructions. Will there be line items or specific bidding instructions?

The actual specification and bid package should include each of the items from the following checklist. 

Paint Specification and Bid Package Items

Surface preparation of all included substrates

Detail caulking and spot-priming instructions

Product specification by manufacturer name and number for specific substrates

Number of coats required and application guidelines, which should include back rolling of at least one coat

Insurance requirements for the contractor

Contractor’s license requirements

Realistic warranty requirements

Reference requirements

An agreement to follow the provided specification

Have a General Contractor inspect and repair substrates

Obtain Contractor Bids

Once you have your specifications and bid package in hand, you can begin the process of choosing a qualified, licensed and insured painting contractor. Painting contractors that work with HOAs regularly will meet the high standards for insurance and communication necessary for an association’s job.

Bid Proposals

Make sure the contractors that are bidding your project are all on the same page. Request a clear and detailed proposal from all parties bidding. This way you can compare “apples to apples” knowing that the proposals are the same and the only difference is the price.

Professional Job Walk-thru

The next step to obtain comparable bids is a professional job walk-thru. A job walk-thru insures that all bidders understand the specifics of your job. The job walk-thru also provides an opportunity for bidders to bring up any concerns they have about your project. This helps identify problematic substrates, address issues and provides contractors with the same information in order to correctly bid the job. And a job walk-thru also gives the HOA confidence that bidders are bidding to equal standards.

If any changes result from the job walk-thru, all participating contractors should be notified in writing in the form of an official addendum from the association. Bidding should not be a hurried process, and you should give the participating contractors time to put together an accurate proposal. Two weeks is the average time frame.

Hire the Right Painting Contractor

You have received all your proposals from the painting contractors. While price is a prime concern, it should not be the total determining factor.

All proposals should be carefully read to insure that each contractor’s proposal accurately reflects the specifications in terms of preparation, application, etc.

Interview the Contractors

The process for interviewing contractors should be the same for each interviewee to get a proper comparison. Putting together a group of questions to ask will speed your decision process. The following is a sample list of questions to aid you in your interviews.

  • With whom do we communicate and how?
  • Will a job foreman be on site at all times when work is being done?
  • Does your company carry workers compensation and liability insurance?
  • Do you have a clear process for us to communicate with you?
  • Can you be contacted after hours and on weekends?
  • What are your proposed working hours?
  • Where will you store painting materials?
  • Are you providing your employees an on-site restroom?
  • How will you maintain a clean and safe job-site?
  • Do we need a permit for this project?
  • When would be your proposed start date?
  • What is your estimated completion date?
  • How many employees will you have on the job?
  • How will you notify homeowners for power washing, preparation and painting?
  • What is your procedure for painting front doors?
  • How long have you been in business?
  • Will you add the association as an additional insured on your policies for the project?
  • Do you have a Maintenance Program? (Your association should have one.)

You can and should add to this list. By asking these questions, you not only will have a much better picture of how the painting contractor will perform, but confidence in the choice you make.
